This vacancy is for a GS-1173-7, Housing Management Assistant located in the Department of Homeland Security, U.S. Coast Guard, BASE ASTORIA LOCAL HOUSING BRANCH -PHL in WARRENTON, Oregon.

Major duties

You will serve as a Housing Management Assistant and be responsible for a variety of assignments related to contracting, occupancy, maintaining and termination activities of government leased housing. Being a Coast Guard civilian makes you a valuable member of the Coast Guard team. Typical work assignments include: Receiving and processing applicants for permanent quarters and determining housing eligibility. Monitoring the assignment of tenants to available quarters and scheduling pre-occupancy, pre-termination, termination, and annual inspections. Conducting and coordinating joint tenant-management inspections of quarters, and scheduling and coordinating the maintenance, repair, or other work required. Settling lessor/tenant claim disputes and resolving a variety of housing problems by assembling facts and evaluating information. Planning, executing and coordinating a housing referral program by maintaining listings of available rentals/sales, and counseling members on the availability of housing. What you need to qualify

To qualify at the GS-7 grade level, your resume must demonstrate at least one (1) full year of specialized experience equivalent to at least the GS-5 grade level in the federal sector. Specialized experience is experience that has equipped you with the ability, skill, and knowledge to successfully perform the duties of this position and is typically in or related to this line of work. Examples of specialized experience include performing the following types of tasks on a regular basis. Maintaining tenant records, preparing lease documents, coordinating move in/outs, and scheduling maintenance/repair of facilities, equipment and furnishings. Conducting intake interviews and determining housing eligibility, processing applications and managing waitlists. Assisting with property inspections or lease compliance and resolution of issues. (Transcripts must be submitted with your application) To qualify based on education, you must meet one of the following requirements: Completed at least one full year of graduate level education in an accredited college or university that demonstrates the knowledge, skills, and abilities necessary to do the work. Were in the upper one-third of your graduating class; OR have a GPA of 3.0 or higher out of 4.0, as recorded on official transcript, or based on courses completed during the final 2 years of curriculum; OR a GPA of 3.5 or higher out of 4.0, based on average of required courses completed in major or required courses in major completed during the final 2 years of curriculum. Have a combination of graduate education and specialized experience that meets 100% of the qualification requirements for this position. National Service Experience (i.e., volunteer experience): Experience refers to paid and unpaid experience, including volunteer work done through National Service programs (e.g., Peace Corps, AmeriCorps) and other organizations (e.g., professional, philanthropic, religious, spiritual, community, student, social). Volunteer work helps build critical competencies, knowledge, and skills and can provide valuable training and experience that translates directly to paid employment. You will receive credit for all qualifying experience, including volunteer experience.
