What you'd do

About the Position: Carries out assigned projects with responsibility for providing real estate management advice and resolving a range of complex realty transactions for planning and acquisition activities.

Major duties

Provide technical guidance and assistance on all real estate matters in connection with acquisition of lands, easements, rights-of-way, relocations and disposal areas (LERRD) for cost shared projects. Reviews and approves credit requests and submits to the Chief, Real Estate Division for final approval. Evaluates an array of complex real estate documentation including title documents, appraisal reports, legal descriptions, surveys and environmental reports. Track progress against project schedule to ensure compliance with deadlines while adhering to applicable laws, regulations, and policies. Interact with external partners/customers such as Congressional interests, Federal, state and local government officials, other federal agencies, and the general public regarding acquisition on Civil Works projects. Coordinate real estate issues with Office of Counsel to seek legal guidance. Interpret and apply relevant federal, state, and local laws, regulations, codes, policies and ordinances concerning real property transactions. Apply knowledge of a wide range of real estate principles, concepts, and practices as well as good understanding of the real estate market to perform work. Independently plan, schedule, manage, and coordinate work assignments to meet deadlines. Work complex and controversial real estate transactions.

Specialized Experience: One year of specialized experience applying a wide range of real estate laws, principles, concepts, policies, regulations, authorities, methods, practices or techniques to a variety of complex real estate transactions and/or property management activities. This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-11). Time in Grade Requirement: Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade or equivalent (GS-11).
